Mallorca Real Estate: Redevelopment of the Playa de Palma

Emergency legislation to expedite the demolition of old hotels and the modernization of the Playa de Palma. Parallel to this law, wants the Balearic government's reform tourism framework law (LGT).

The Playa de Palma is to be beautiful, modern, attractive and environmentally friendly. The politicians promise long ago. So long that they no longer really listens and faith. For this reason, in recent days has hardly been noted that in the billion-expensive renovation project currently does something.
Recent developments have also not yet been determined for the general public. Rather, the respective political parties in the Balearic Parliament, and the employers' associations have been informed. The director of the urban consortium for rehabilitation of the Playa de Palma, Margarita Nájera had this past week, the leading representatives asked for a meeting, appropriately enough, in a hotel on the Playa de Palma. From then on leaked gradually more and more details of the revised master plan, which will officially end until May or early June will be presented.
One thing is certain: The integral modernization of Playa de Palma will cost three times as much money as originally estimated. By the year 2020 and beyond were a total of 3'968 billion euros for the change necessary. After Nájeras information which is in double role as "agents of the Spanish central government to modernize the integral Playa de Palma", provides the public 35 percent of the funds (ie 1'389 billion euros). The lion's share of 65 percent (€ 2'578 billion) would come from industry and private investors.
The goals for the coming decade sees the master plan, among other things, to reduce the number of hotel beds on the Playa de Palma (about 40,000) by half. These proposals are not so new. The extra beds are to disappear by old two-star hotels by rebuilding and modernization in four-star hotels will be transformed, with fewer but larger rooms.
Other hotels will be completely demolished outdated. To this end, the consortium is preparing a list of buildings to be acquired or expropriated and then demolished. In terms of environmental and climate protection, further measures are planned. The ultimate goal is an emission-of Playa de Palma.
For all these projects, the consortium calls from the politicians now an urgent law to guarantee for the rehabilitation of the Playa de Palma, the necessary legal certainty. These parties would need to pull together, called Nájera.
The bill requires the claims to exceed one year, to be signed and sealed. For the back: In one year the term ends in the Balearic Islands.
The draft law on "appreciation of the Playa de Palma" would have to Nájeras words the advantage of great time saving. Because the regular way to the redeployment of the demolition and redevelopment of obsolete areas homes would last much longer. The reason: First, should the local land use plans of Palma and Llucmajor (Arenal) be amended and then placed with the overall territorial planning of Mallorca in line. Such a path would require up to eight years time.
Parallel to the draft law will the Balearic government's tourism framework law (LGT reform). This should facilitate hoteliers to upgrade their hostels. Whether to realize the proposed legislation, is another question. The government needs the votes of the opposition.
